Roof Restoration vs Replacement in Louisiana

By Acadiana Roof Restoration LLC | Scott, LA | Veteran-Owned | IBHS FORTIFIED Certified | NRCIA Forensic Roof Inspector

The Short Answer

If your shingles are aging but structurally intact, restoration is usually the better financial decision. If the mat is fracturing, the deck is compromised, or the roof has storm damage, replacement is the only honest answer. Age alone does not decide it. Condition does.

Why Louisiana Roofs Age Faster

South Louisiana combines extreme UV index with sustained humidity. UV bakes the petrochemical oils out of asphalt shingles. As those oils leave, the shingle loses flexibility, granules shed, and the mat becomes brittle. A shingle rated for 30 years in a temperate climate commonly reaches end of life here in 15 to 20.

This is why a Louisiana roof at year 12 can look far worse than a roof of the same age in a northern state, and why restoration has a narrower but very real window here.

When Restoration Is The Right Call

Restoration works when the shingle mat is still sound and the problem is dryness and lost flexibility. A plant-based bio-oil treatment restores those oils, returning pliability to the shingle so it seals and sheds water as designed.

Good candidates: roofs roughly 8 to 18 years old, no active leaks, no storm damage, granule loss present but the mat intact underneath, deck solid.

Cost runs approximately 20-25% of total replacement cost including all prep work. Treatments can be repeated, and each application extends service life further.

When Replacement Is The Only Answer

Restoration cannot repair a fractured mat, cannot fix a rotted or delaminated deck, cannot resolve active leaks, and cannot undo storm damage. Applying treatment to a roof in those conditions is throwing money at a roof that needs replacing.

Replacement is also the right call when you want the insurance economics. A replacement built to IBHS FORTIFIED standard qualifies for premium discounts up to 40 percent with select carriers on the wind and hail portion, and may qualify for a Louisiana Fortify Homes Program grant of up to 10,000 dollars. Restoration earns no insurance discount.

How To Tell Which You Need

You cannot tell from the ground and you generally cannot tell from a photograph. It requires someone on the roof checking whether the mat flexes or cracks, whether the deck is solid underfoot, and whether seals have failed.

Ninety percent of roofing contractors sell replacement because replacement is the larger ticket. Acadiana Roof Restoration carries both options, which is the only reason the recommendation can be honest. If your roof has life left, we will say so.
